Downtown Condo's

The Downtown Condo market is booming but not all condos are equall. For example each building has a different set of Condo Docs and rules and regulations, each has their own budgets and reserves. As a buyer you need to understand the history of the association dues and exactly what is covered and what is not. Some condominiums do not have reserves for 100% of future expenses, for example in our area we expect to paint a building about every 7 years so 1/7th of the projected cost is included in the association dues each year. Other condo's prefer to do assesments, this is important to know when comparing one building over another.

Another big item is A/C - some buildings use a cooling tower on the roof of the building to serve all units, other building have individual compressors mounted on the roof of the building that is the responsibility of the unit owner. This simple differance makes a significant impact in your monthly electricity bills and replacement costs when a compressor goes bad.
